I worked in all 37 WeWork offices in London. Here is what I learned

As a startup founder, you often find yourself in the situation of moving around pretty often. Is it to your office, to your team’s office, a client, a potential partner or a meetup, not to mention a weekend break or even vacation, where you still (very often) have to continue the work. In this, at times, hectic and fast-paced environment you begin to understand and realize your perfect workplace. How it should be.

I am Marcel Sobieski, the founder of TechBehemoths and we recently relocated from Berlin to London. Since the pandemic, our whole team has worked on a very flexible regime, 2 days from the office and 3 days from the home model. This post is nothing but the workspace and the experience I have had (so far) with WeWork in London. It is not about the business environment, the opportunities, cultural or mindset differences and similarities.

My experience with Berlin co-working spaces

In Berlin, for the last five years, we used to have an office at Factory. I found it from one of our clients and got an “exclusive” invitation to join their community. I have to say that I loved every single day at Factory. There were two locations in Berlin, which you could change at any time during the day. It had a young and very dynamic community and members. Not an overflow of incentives and activities, but to be honest, you don’t need much of that. You need a reliable and comfortable workplace. Good colleagues and a good atmosphere to boost your productivity. Long story short - Factory had all of that. Moreover, it became my new benchmark in the workspace field. On a side note, WeWork’s Berlin office was the 100th in 2016.

The relocation to London. First differences

In the summer of 2022, we relocated to London. On the third day after the relocation, I was already looking for an office, preferably a co-working space. This way I could blend quickly into society, and be among similar colleagues. To motivate and organize myself a bit more and be up to date with what is going on in one of the tech scene of the world. Found many places, which turned out to be “different” from what I was used to in Berlin. Most of the places in London were rather small, say from 5 to 20 people, privately owned spaces, with old infrastructure, furniture and equipment. Their location was most of the time not on the High Street, hence the more affordable prices.

I was a bit disappointed. Not a huge variety for an inspiring and budget-friendly workspace. Had to compromise on important things. Nonetheless, within a few days, I found a very nice place around Finsbury Park, that matched most of my criteria, where I worked for exactly one year. Until the news that WeWork is going bankrupt and will soon disappear.

Why did I choose WeWork?

As an antiglobalist with the philosophy to help a local business succeed instead of a big corporation, was always reluctant to join a behemoth like WeWork. Moreso, somewhere deep inside I was even OK with the idea that WeWork would eventually shut down and therefore open the door to more diverse and individual similar businesses.

But once the news became serious about their imminent end, as always, the FOMO kicked in and I desperately wanted to “touch” it, to be part of it even for a limited time. To learn even from this experience. To see it from the inside. Maybe I was wrong all this time, or vice versa.

I immediately reached out to WeWork London and asked for the prices and offers they had. In 2 days I was their new member. So it all began on September 1st, 2023.

WeWork office locations in London + rating criteria

To take the most out of it, I turned on the German “pragmatic mode” and came up with a plan. A bit geeky, but still a plan - to visit all 38 locations (as of September 2023). The approach was thorough. I created a spreadsheet with all the locations which included some information and criteria:

  • Location - how is the area around, look and feel

  • Transportation - how easy the commute is

  • Food - how accessible good and affordable food is around the place

  • Vibe - self-explanatory 

  • Booths and meeting rooms - how easy is it to find a phone booth

  • Cleanliness - self-explanatory but also about how used and old the place is

  • Inspiring - how much the place inspires and drives my daily work

  • Bike & Tube commute time

To remember each place better, I added very informal and personal short comments for every location, to highlight and recollect easier about it.

So all the locations had the same criteria which I was rating from 0 to 10. Where 10 is the highest. And, a general score per location was generated at the end. That way I was able to filter everything by scoring (low to high or vice versa) for the exact criteria I needed.

My list of Best 10 WeWork Offices in London

It is not easy (nor fair) to take one or two places and call them the best. This is mainly because they are similar yet pretty different. Also, everyone’s criteria and scopes are different. Nonetheless, based on my preferences and needs, I made the final top 10 WeWork offices in London worth visiting every single day. They may vary slightly based on their location, vibe, size, vibe, booths or inspiration and that’s great. At the end of the day, diversity is always the best.

To make my decision even more accurate, I decided to visit again for a few days each of my top 10 favourite places, to make sure my updated scores are legit and not based on some conjuncture.

How much office space does WeWork have in London?

  • By Location - as there were 37 locations (in December 2023) you can imagine they were spread within London in different areas and neighbourhoods. For me, a 10-point location was the one you felt inspired the most. Nice buildings around, crossroads, and people. A place where you can take a photo and share it on your social media. Beautiful, and clean, with proximity to mostly everything you may need throughout the day.

Easy of Commute - this one I have split into two parts. I prefer to do about 75% of my commute by bicycle and 25% by Tube or bus (mostly when it rains, to be honest).

  • By public transport - it is important to mention that I live in Highgate, Muswell Hill N10. This is why for some else, my location score may not be that relevant, as they may live much closer or farther than me, against each location.

Second, I would prefer a commute with only one meaning of transportation. The lower the score - the more time and transportation I had to take.

  • By bike - to note that I ride an electric Brompton and my commute is way easier uphill, with less effort and therefore more time to enjoy the streets. This was mostly the scoring criteria - what I see, the roads, traffic and the relief - is it a high climb, park or with bike lines

  • By Food scene - I’m a foodie and that is an important criterion for me. A good place to eat is not necessarily an expensive place in a hotel lobby or with a must-have reservation. That is why the criteria are based on rather an access to delicious food, for day-to-day work without breaking the bank. Several WeWork locations are near some cool street food markets which have a big variety and good prices.

  • By being inspirational - that’s an extremely important criterion. I related this to rather the architecture of the building, the decorations, the table, chairs, and amenities. WeWork has some places where you could get that and upbeat your daily activities. But I have seen as well some pretty depressing places, that were rather drawing me down. I will describe them in one of my other posts.

  • By Vibe - At the end of the day, this is one of the most important things that I need for my work. The right vibe drives the whole day further. While some WeWork offices had a very good atmosphere overall, I could not find a place that could stand out. Nonetheless, compared with “inspiring” places, we have more offices with a strong vibe.

  • By Booths and meeting rooms - For some, this is not an important criterion, but for most tech specialists especially in remote, that’s a must. I am personally using the booths 3-4 times a day for about 15-30 min per session. Is that with our team or clients. Or some private talks with the family.

From my experience at WeWork, most of the booths were always booked, whereas you will most probably always find an available meeting room. Because they are paid and booths at no charge. One can book a meeting room directly from the WeWork Mobile App.

I have seen several WeWork offices with a very poor booth infrastructure though.

  • Cleanliness - last but not least, is a peripheric category - Cleanliness. Here I have to give big kudos to all their housekeeping team. Everyone was doing their best to keep the location clean. I would say that most of the issues were coming from WeWork members, not respecting the simple rules of keeping their workplaces tidy, but rather leaving the coffee mugs on the table or not cleaning properly the toilets.

Some WeWork places that got low scores for their cleanliness, got that because of the extreme usage of their infrastructure - old and sometimes broken furniture, old toilets, kitchen equipment. Which unfortunately gives a wrong feeling of being dirty when it’s not. Again, I want to underline the big efforts of WeWork’s housekeeping department to keep their places always clean.

Despite the above selections (from a total of 37) based on their high scores, many WeWork offices surprised me in a bad way. They were outdated, had the old infrastructure, were too small, had very few booths, lacked of proper kitchen, and heavily used furniture. This specific post is not about the whole of WeWork’s range of offices, for the Top. Soon I will post another review, one that will highlight their issues and how they can address them, from a member’s perspective. 

These are the key Pros and Cons of working at WeWork in London.

PROS

  • Diversity - a beautiful thing. You will daily see people from all over the world, all coming in one place, for more or less the same scope. A blend of culture, behaviour and habits.

  • Change of scenery - you will most likely won’t get bored soon. There are 37 places to choose from. Just make a simple math - 20 working days a month and you basically will visit one of their offices just once almost every two months.

  • People - will have the chance to see more people, to interact with. If one specific office for some reason does not resonate with your philosophy, you can easily find other interesting peers in many other WeWork locations. The chances to find a mate are very high compared to other small offices, where the human poll is a lot more limited.

  • Hustle-free - it’s extremely easy. You do not have to worry about your internet bills, electricity or toilet paper at the end of the day. Just come in - pick the desk you prefer and start your daily hustle, with a cup of coffee. Yes, their machines offer at least 10 types of coffee.

  • Baristas - yes, most of WeWork's offices in London have a barista that will prepare you a top coffee. Kudos to them!

  • Productive environment - it is a place where most members come to work and hustle on their ideas, tasks and projects. Very few are coming for a free coffee or the free beer after 3 p.m. the WeWork offers. You get more organized at least because you see other people around you doing their thing. Maybe even a bit of a FOMO.

  • Inspiring, at times - you will feel sometimes inspired by the stories spoken in the corridors or at the table nearby. Of course, it is not a place that overflows success and unicorns. No, not at all! But you will get that little needed inspiration dose.

  • Prime locations - WeWork rents some of the coolest offices in some of the coolest, modern or architectural buildings in the city. I can’t imagine having any other reasons or even occasions to visit these buildings, apart from coming to work. It’s a nice chance to grab and experience.

  • Great offices - and obviously, you may get a nice rewarding feeling by being in most of WeWork’s offices. A pleasant, vibrant atmosphere, nice design and infrastructure. 

Let’s be transparent and pinpoint the other things as well. It can’t be everything painted in a rose tone.

CONS

  • Lack of belonging - in case a member is roaming between the offices, it is pretty difficult to nurture a sense of belonging. Places change quickly and every visit is a little new start, even though you know where the coffee machine is.

  • People consistency - I rarely saw the same face twice while changing the offices. The blessing of having the chance to jump in any of the 37 offices across the city may turn into a curse in terms of making workmates or even friends. At some point in this experience, you may feel lonely and alone, even though surrounded by many people (strangers). Of course, there are exceptions, but this is a common thing. 

  • Expensive - it is an experience that costs good money. Of course, it is more affordable than renting your own little office in any of their buildings, but it still puts pressure on your balance sheet. If considering a dedicated desk, the prices are even higher.

    • WeWork London price - Asking some colleagues about the rates, it starts with £280/mo for a flexible desk and £450+ for a dedicated desk. Meeting rooms start from £25/h.

    • Can you use WeWork in London for a day? - Yes, you can use WeWork for one single day. It costs £29/day + VAT.

  • Cost cutting - it can be seen and felt. In the winter season, the spaces weren’t properly heated and members wore jackets to feel more comfortable. Smaller staff, more work for them and longer time to get things done. To mention fewer baristas during the shift and therefore a 15-minute line for a cup of coffee.

  • No decaf coffee - is this even a con? For some (for instance me) it may be. WeWork has no decaf coffee in their coffee machines. Actually, I found only one location that has - 21 Soho Square, London W1D 3QP - and it is by luck. The thing is that this used to be Weworks’s London management office and someone from their team needed decaf as well, which is why they added that to the option list. Fun fact, but happy I know it.

Conclusion

Was my experiment of visiting all WeWork offices in London a success or a failure? It was an absolute success! First of all, I have finally tried it even though imposed by conjuncture. Second, I can proudly say that I was a tiny part of WeWork’s history. Equally important, this experience has changed my mind about the “greedy capitalist” businesses. I see the difference between a small family business and and well-established business with deep pockets. Both options are great, but I still prefer smaller coffee shops instead of Starbucks. But in terms of business, what you get at WeWork, there are not many alternatives.

Will I stick with WeWork? Yes, I have signed a 9-month contract with them and will enjoy the perks. Now that I have selected my top 5 places, I will visit mostly them, switching between them based on my calendar and needs.

Is it worth it? Absolutely. You get access to places you won’t otherwise enter, access to many interesting people, people who drive their industries and impact on different levels. You get more motivated and inspired blinding in that environment. Not to mention the hassle-free office management and everything accessible at your fingertips.

My bet on WeWork’s future

All recent news says WeWork will close. In November 2023 WeWork filed for Chapter 11 bankruptcy protection in the US. Their stock is not tradable anymore. The STOCK: WEWKQ fell from $520 in October 2021 to $0.20 in January 2024.

I have seen even in my own list that at least 4 locations in London have shut down since I visited them last time. I see less staff at the reception, one barista instead of two, WeWork has seen at least a 65% workforce reduction from its peak, and ultimately fewer members, most of the places being half empty on their best days.

But my bet is a lot more positive. I think WeWork won’t disappear completely. They will heavily optimize things in their operations. Many places will be closed very soon leaving only the ones which are most visited and have a good lease and rent agreement with their landlords.

I think WeWork will survive in several countries, today they are present in 39. This business nich can’t be void. In December 2022 WeWork had almost 547,000 members worldwide and in 777 locations in 2023. These people can not simply go home and continue their business. They can not either rent dedicated offices, because most of their members are either freelancers or small business owners.

It will be WeWork or another player in this Proptech (Property technology) that will absorb these members, but the business itself won’t disappear.

The king is dead, long live the king!
