A while ago, I decided to visit all the WeWork offices in London. That was a rather personal challenge, first, to get a taste of what the WeWork phenomenon is actually like. That was because at that time, WeWork went bankrupt and its days were numbered. There couldn't be a second chance for me to get a glimpse of their story.

Starting from a small curiosity, it developed into a professional approach, where I reviewed all London WeWork offices one by one, based on various metrics, including location, commute, lunch, area, facilities, and even toilet cleanliness. Ultimately, I created a spreadsheet and shared all the data openly on the internet.

It became a very popular post, with hundreds of daily readers. I realised that my post has helped WeWork revamp their positioning and perception on the market, with a clear, non-biased and non-commercial approach in my review. But also, the article has helped many professionals to make up their mind about WeWork and even join the co-working.

Now, based on the big interest in my previous post, I decided to make the same comprehensive WeWork Reviews of all their Berlin offices.

Factory Berlin / Factory Network update as of September 2025

I have been a client of Factory Berlin (now Factory Network) for 8 years as of today (2017-2025). And joined WeWork in 2023. Factory was a great place, a benchmark for many. But things have unfortunately degraded in recent years. The pandemic had a huge impact, obviously. Most people started working from home. I see that in Germany at least, many are still combining this Remote-First Culture, having the offices half empty or even discontinuing their memberships.

Another reason for this visible decline is the strategic change Factory Network has embraced. In April 2024, they shut down their flagship location - Görlitzer Park Campus. It was a gorgeous 14,000 m², multi-level innovation hub with amenities like a cinema, restaurant, parking, yoga, music studios and XR studio. The reason for this was that the open space layout and size no longer aligned with Zino Soyka, Factory CEO’s, strategic vision.

Two other important reasons are linked with financials.

  • Unprofitable Lease: Factory did not renew the Görlitzer Park lease after prolonged negotiations. Financial viability of the large campus became untenable in Berlin’s saturated coworking market.
  • Industry Overcapacity: As I mentioned, Berlin’s coworking market is overcrowded, with many operators struggling to fill expensive space.
  • Expensive Memberships: Many clients saw their membership prices hiked, making it not viable to maintain the subscription. Today, only having a post in Factory Network costs €71/mo. And a hot desk at €202/month.

WeWork office locations in Berlin + rating criteria

As of September 2025, there are 7 WeWork offices in Berlin:

  • Mitte,
  • Charlottenburg‑Wilmersdorf,
  • Friedrichshain‑Kreuzberg,
  • Alexanderplatz
  • Tiergarten / Gendarmenmarkt
  • Spittelmarkt

All the locations had the same scale of rating from 0 to 10, where 10 is the highest. This way, I could filter any criteria by score for a better overview.

Although there are only 7 WeWork offices in Berlin, it is still hard to make a definitive top ranking. This is because all the offices have a clear DNA; this city is not that big compared to London, and areas are more or less similar. Yet, the differences are made based on the amenities and facilities, vibe, meeting room, phone booths, commute and opportunities around them.

To have a better feeling about each place, I have visited them several times to ensure consistency.

Let’s dive into the unique Berlin WeWork ecosystem. I will keep the same rating criteria as in London, for an accurate comparison. Which are:

  • Location - how is the area around, look and feel
  • Transportation - how easy the commute is
  • Food - how accessible good and affordable food is around the place
  • Vibe - self-explanatory
  • Booths and meeting rooms - how easy is it to find a phone booth
  • Cleanliness - self-explanatory, but also about how worn or old a place is
  • Inspiring - how much the place inspires and drives my daily work
  • Bike & Tube commute time
  • Cosiness

This is my personal detailed review for each of the 7 WeWork places in Berlin, based on 8 criteria, which I am explaining in more detail below.

1 WeWork Warschauer Platz Warschauer Pl. 11-13, 10245 Berlin WeWork Warschauer Platz is a world-class building with amenities and a co-working space. A lot of quiet space areas, lots of booths and meeting rooms, both small and large. Not so popular and overcrowded, at least not in August. Perfect transport hub with direct access to Tram, S-Bahn, U-Bahn, and buses. Very hip area with cool bars, cafes, restaurants, hipster places, and clubs. Not nice window views though, a bit dodgy area at night. Very inspiring and young feeling.
2 WeWork Sony Center Kemperplatz 1 Mitte, 10785 Berlin WeWork Sony Center has a superb location with a spectacular view over Tiergarten, Bundestag, and Brandburger Tor. Super facilities and office spaces. Very much focused on private offices, not so many useful places and areas for hot desks. Basically, from 3 floors (8, 9, 10), only the 8th is somewhat dedicated to a quiet area. Not that much usable space open area. The view compensates for everything! Not a big variety of food for lunch. Very inspiring and corporate.
3 WeWork Kreuzberg Stresemannstraße 123, 10963 Berlin WeWork Kreuzberg is the pleasant underdog in the shadow of its more famous Sony Center neighbour. Nonetheless, the place offers everything you need for comfortable work. The building itself is clear, and WeWork has 3-4 floors, including a barista on the ground floor. I realise now that WeWork heavily prioritises private offices over hot desks. This can be noticed here as well, as only one small area is dedicated to All Access members and the Quiet Area. Not a super selection of places for lunch, but still, a great office to consider for work and walking distance to Potsdamer Platz.
5 WeWork Neue Schönhauser Neue Schônhauserstraße 3-5, 10178 Berlin WeWork Neue Schönhauser prioritises heavily private offices, leaving less and less space for All-Access members. In fact, from a 5-floor building, they have an All-Access area only on the 3rd floor, accommodating approximately 20 seats. Not that much… And on the fifth floor, a tiny Quiet Area for about 10 seats. The building is in a nice, vibrant area, but it lacks any personality. Not much inspiration or vibe. Just a clean and handy workspace. Far from the ones from Warschauer Straße or Potsdamer Platz.
4 WeWork Rosenthaler Rosenthaler Str. 43-45, 10178 Berlin A new 7-floor building that is either under construction or renovation. Full of people and busy. Nice views over Kaiser Wilhelm Memorial Church (Gedächtniskirche). Near one of the poshest streets in Berlin - Kurfürstendamm. Not a big selection of places for lunch, and those that exist are a bit pricey compared to Warschauer Platz. Strong transport connection.
6 WeWork Kudamm Kurfürstendamm 11, 10719 Berlin WeWork Kudamm is a new 7-floor building that is either under construction or renovation. Full of people and busy. Nice views over Kaiser Wilhelm Memorial Church (Gedächtniskirche). Near one of the poshest streets in Berlin - Kurfürstendamm. Not a big selection of places for lunch, and those that exist are a bit pricey compared to Warschauer Platz. Strong transport connection.
7 WeWork Alexanderplatz Dircksenstraße 3, 10179 Berlin WeWork Alexanderplatz is a bit of a disappointment, poorly placed in a dead are without much action, surrounded by S-Bahn and U-Bahn lines and major crossroads. The building prioritises mostly private offices, leaving little to no usable space for hot desks. Far from nice places to have lunch. Packed with people and pretty busy. The only advantage is the transportation, being close to Alexander Platz you can get here from any corner of the city (and country) very easily.

To me, a 10-point location was the one I felt inspired by the most. Either nice buildings around, a high street, or cool people and vibe. In Berlin, you feel that more than in most other cities.

Ease of Commute - this criterion I have split into two parts: cycling (Berlin is super friendly for that) and Public Transport, which is top of the line too.

By public transport - I must specify that I live in Prenzlauer Berg. That is why for some, my commute score may not be as relevant. But it gives a good idea, though. A lower score includes 2 means of transportation and/or more time to arrive. Whereas a top score means a quick and hassle-free drive.

  • By bike - as I mentioned, Berlin is super friendly for cycling. Flat area, many traffic lights, lines, respect, clean air, you name it. This is perhaps the most usual means of transportation for a WeWork member in Berlin. Fast and easy for hop-on hop-off on the way to work or back home.

  • By Food scene - OK, the truth is that food in Berlin is amazing! You get every cuisine, at super prices and great quality, mostly anywhere in the city. Nonetheless, the hip areas like Friedrichshain-Kreuzberg win by far in this competition. The poorest one was around Zoologischer Garten. Better bring your lunch from home. Nonetheless, I was disappointed by the poor food availability in WeWork Alexanderplatz. No wonder, though, what can you expect from Alexanderplatz except the tower…

  • By being inspirational - that is one of the most important criteria. At the end of the day, you are coming to work also to get motivated and inspired. Either by architecture or the people around you. Their class, hustle, or businesses. Luckily, in Berlin, you get all of that. Although, truth being said, it is a bit harder to distinguish that known “class” among Berliners. They are rather hipsters. So I would say a “classy hipster”, to put it more accurately. Now that I have visited them all, I can certainly say that the best one is the one in Warschauer, top of the line!

  • By Vibe - At the end of the day, that is all we need at work. The right vibe drives the mindset, scope and ambition. A paramount thing! While some WeWork offices in Berlin had a very good atmosphere overall, I can’t name a place that truly stands out. All in all, my strong pick for the best vibe in a Berlin WeWork office goes to the one in Warschauer Straße.

  • By Booths and meeting rooms - many could disregard this apparently irrelevant criterion, but once you are busy working, building and communicating with your clients or teams, this becomes a headache if missed. WeWork Kreuzberg is the clear winner on this. There are small and free-to-use phone booths and bookable meeting rooms, which are great for in-person meetings and more formal video calls.

It is worth mentioning that you get 5 credits a month to book some meeting rooms. With 5 credits, you can use the smallest 3 rooms for 30 minutes each. Everything else is paid for and pretty expensive.

I have seen several WeWork offices with a pretty poor booth infrastructure. For instance, the one in Alexanderplatz (Dircksenstraße 3) had the poorest availability of booths and meeting rooms. For some, this might be a deal breaker.

  • Cleanliness - they say in Latin “mens sana in corpore sano” which means "a healthy mind in a healthy body". And this relates to workspaces as well. I must give my kudos to all their housekeeping team. Everyone was doing their best to keep the location clean. I would say that most of the issues were coming from WeWork members, not respecting the simple rules of keeping their workplaces tidy, but rather leaving the coffee mugs on the table or not properly cleaning the toilets. Total disappointment, by the way! All in all, all the places are clean and tidy, I can’t complain about it.

  • Cosiness - A cosy office makes you feel safe, comfortable, and at home, with warm lighting, soft seating, and a sense of calm. Hence, the difference from my inspiring criteria, which, on the other hand, sparks creativity and ambition. It’s designed to energise you, challenge your thinking, and push ideas forward. While the cosy office nurtures comfort, the inspiring office fuels momentum. I appreciated a lot the cosiness of the WeWork Kreuzberg, with warm green colours and nice ambient light. As well as the one from Warschauer Platz. Unfortunately, the one from Alexanderplatz lacks everything on this topic.

To summarise the whole experience and give both good and bad perspectives of working at WeWork, below are the key Pros and Cons of working at WeWork in Berlin.

PROS

  • Ease of commute - the city is not that big, making the commute to any of its 7 locations very easy, regardless if by bike or public transport.

  • Prime locations - you get the best areas in each location, nice views and places around to enjoy and relax after work.

  • Environmental change - just as in any McDonald's around the world, they all keep the same DNA, and you feel acquitted with each location from the first moment. Yet, each location has its own architecture and rooms, which makes it always different. This helps a lot when it comes to changing some minor things in your work routine.

  • People - I wanted to say it is a great place to socialise, but it wasn't the case. I will add “People” as a PRO, because it must be like that, but the reality turned out to be completely different. Read it in “CONS”.

  • Hustle-free - once you have a membership, we don’t care about anything else, i.e. internet, cleaning, coffee, bills, etc, etc. It is all covered by them, which is great.

  • Productive environment - everyone there is busy doing something. This motivates and disciplines you to keep up and continue your things, despite the routine, procrastination or laziness. I felt very uncomfortable with myself doing nothing when seeing the other members being busy. That was quickly putting me back on track.

  • No strings attached - you can terminate your contract at any time, with a 30-day notice policy. I have an agreement for 1,5 years, which makes the cancellation more financially painful. So this is not a good thing for me, but for flexible and All-Access members, it’s a great thing.

  • Inspiration - even by being there alone most of the time, you get inspired by many things, i.e. nice view, busy people, private offices with established startups or businesses. It is an environment that motivates and inspires you to push things on your end as well.

  • Networking - that should be a great thing there, but just as with people, that did not work out well. I actually lacked any networking experience or human interaction. Everyone was on their own and on “mute”.

And now about the CONS, which certainly exist as well.

CONS

  • Lack of belonging - you do not own anything there. It is all yours, but nothing is. Roaming between places may create an unpleasant feeling of nomad. You do not even have your own desk, to grow roots, or a better routine. Every day is different. First, you may love it, but after a while, it will bother you for sure.

  • People's consistency - People come and go there. Most of the faces you will see daily are different. They either change places, cities or finish memberships. This feeling is highly related to the previous one - lack of belonging.

  • People - I wanted to say it is a great place to find people, talk, and make friends. But in reality, everyone was rather quiet, silent, on their own. Headphones and lunch from home. I do not crave communication and interacting much with people, but nodding my head once in a while or asking how she or he is makes me feel good, just as much when someone asks me how my day was or what plans are for the weekend. Maybe you need more time for that, but I haven’t seen any communication between members. This might also be the nature of Berlin itself.

  • Networking - the same as with people. If you are joining WeWork for networking, this might not be the best place, although it apparently seems like an ocean full of fish. But you know it, you can’t get all the fish from the ocean, as they say. Of course, people get to know each other, and some eventually create strong friendships or business partnerships. But that is rare and rather nice exceptions everyone likes to mention they did.

  • Expensive - it is pricey. It is not a membership you can simply read and buy. You need time to reflect and understand if you really need a WeWork space, or a general co-working space, where to work from. The price in London is £350/mo + VAT, in Germany €320/mo + VAT.

  • Cost-cutting - things have changed a lot in the last few years. They are cutting down on everything possible to save costs. And that is felt at all steps. Yes, it is clean and well-maintained, but things are ageing and degrading, without replacement. Fewer facilities for members.

  • No bright future for solopreneurs - WeWork is focused a lot on renting out private offices. Less and less nice space for All-Access members.

  • No decaf coffee - just as in London - in Berlin was no decaf coffee. Even baristas had no decaf. There was just one place I found a decaf option, and it was in WeWork Kreuzberg. Not a dealbreaker, but I am sure more members would appreciate the availability.

Conclusion

From my research, I am the first one who has conducted thorough research and review of each Berlin WeWork office in Berlin. It wasn’t that complicated, at the end of the day. There are 7 places to visit, and once I had in place all 9 criteria ready, it was just a matter of observation and fairness to rank each place.

I see a clear business direction in WeWork, where they clearly prioritise private offices over All-Access members. It makes sense from a business and operations perspective, but it kills that initial vibe of a thriving place where many ideas at their seed stage are tested and created. Now, instead, WeWork becomes the place for more mature ideas, teams and projects. Is this good or bad? It is an interesting question, but for sure a subject broader to discuss later on.

My favourite WeWork space in Berlin is by far Warshcauer Platz. A world-class work environment, with everything in mind for efficient and smooth work. The second comes the Sony Center, with a stunning and highly inspiring view over the Bundestag, Brandenburger Tor, and Siegessäule (Victory Column). Whereas the last two were WeWork Neue Schönhauser Straße and Alexanderplatz. Not idea why a solopreneur should visit them.

Should you consider renting your WeWork space in Berlin? I would say yes. It is still a top-of-the-line service and prime locations. Maybe too pricey, expensive even. But what you see is what you get. Was it better than London? In many things, yes, surprisingly. I would rather enjoy working daily from WeWork Berlin than from London.
