Simultaneously, it will aggregate incoming leads from these portals and Meta (Facebook/Instagram) Instant Forms into a unified dashboard, enabling efficient lead tracking and management.

2. Core Features & Functionality

A. Centralized Property Inventory ("The Single Source")

Single Entry Interface: A user-friendly form to input property details (images, amenities, location, price) once.
Validation Engine: Auto-checks listing quality (e.g., minimum photo count, description length) before publishing to ensure compliance with Bayut/Dubizzle quality standards (e.g., TruCheck™ requirements).
XML Feed Generation:
- Automatically generates and updates standard XML feeds (compatbile with Property Finder/Bayut/Dubizzle specs).
- Sync Logic: Updates status (Available/Sold/Reserved) across all platforms in real-time when changed in the CRM.

B. Portal Integration (Bayut & Dubizzle)

Syndication: The system hosts a dynamic XML URL that Bayut and Dubizzle crawlers access to fetch listings.
Lead Capture:
- Email Parsing: Since some portals send leads via email, the system will parse notification emails to extract lead details (Name, Phone, Property Ref) and auto-create a contact in the CRM.
- API/Webhook (where available): Direct integration with portal APIs for real-time lead ingestion.

C. Meta (Facebook/Instagram) Integration

Instant Forms Webhook: Direct integration with the Meta Graph API.
Real-Time Data: When a prospect submits a generic "Learn More" or specific "Project Inquiry" form on FB/IG, the data is instantly pushed to the CRM
Source Tracking: Auto-tags leads with the specific Ad Campaign and Ad Set names for ROI analysis.

D. CRM & Lead Management

Unified Inbox: A single view for leads from Website, Bayut, Dubizzle, and Meta.
Lead Routing: Auto-assign leads to agents based on property type (Sales/Rent) or location.
Status Pipeline: Kanban view (New -> Contacted -> Viewing -> Offer -> Closed).

3. Technical Architecture & Workflow

Phase 1: The Listing Flow (Outbound)

User Input: Agent enters property data into UREMS Dashboard.
Processing: System optimizes images and maps fields to portal standards (e.g., mapping "3 B/R" to "3 Bedrooms").
Output: System updates the feed.xml file hosted on the server.
Syndication: Bayut/Dubizzle fetch the feed.xml hourly/daily and update their live sites.

Phase 2: The Lead Flow (Inbound)

Source 1 (Meta): User fills Instant Form -> Meta Webhook fires -> UREMS API receives JSON data -> Creates Lead.
Source 2 (Portals): User queries on Bayut -> Email sent to leads@agency.com -> UREMS parses email -> Creates Lead.
Source 3 (Website): User fills contact form on your site -> Direct Database Entry -> Creates Lead.
